Dear Fellow Elected Officials,
Once again, Sen. Wiener is up to his anti-city, pro-Wall Street housing agenda. SB 951 is his latest assault, which has recently been modified to remove targeting of the San Francisco Coastline, but it has not finished its run through the legislature. But wait, there’s a WORSE BILL. Now, Assemblyman Alvarez, co-authored by Sen. Wiener, has introduced AB 2560 which will affect ALL coastal cities and counties in California.
The State Legislature created the Density Bonus Law, which can be changed by any Legislative session. AB 2560 now destroys the Coastal Commission’s authority over Density Bonus projects, so it will no longer manage concessions, incentives, waivers or reductions of development standards, or parking ratios within the coastal zone. This means that any future legislative session can simply wipe out all requirements for future development impacts.
These two legislators are making the Density Bonus Law the new “Developers Remedy”. They are forcing us to allow for an unlimited number of waivers and concessions for coastal projects including height, massing, setbacks, parking, etc. This makes the Sloat Blvd. project in San Francisco the new standard in coastal development. Hello Miami, goodbye environment!
The game plan in Sacramento is crystal clear.
They want to override the Coastal Commission’s authority, which is the most comprehensive, effective coastal management program in the country. The Coastal Act was passed by a vote of the people in the 1970s in response to developers who were taking over our coastlines for profit. No other State has coastal protections as we do. They proved this last year with SB 423, another Sen. Wiener bill that now allows streamlining of projects in the Coastal Zones, undermining the Coastal Commission’s authority.
What we need from you
First: Pass a resolution to Oppose AB 2560.
Second: We must UNITE and fight back together against ALL the 150+ bills that have eliminated our local democracy and are now attacking our treasured California Coastlines.
